Project FACTS

FACT 1 

SGC converted an existing two story 38,000 sq. ft. office building located in Tinley Park, IL. into a state-of-the-art Medical Health Care facility.

 

FACT 2

SGC’s creative project development and planning proved to be essential in order to meet the stringent budget criteria and all Illinois Department of Health requirements for approved Joint Commission certifications.

 

FACT 3

This building was retrofitted with fire sprayed material to meet the 1 and 2 ratings between floors necessary for an Illinois Hospital. This required most of the second floor to be completely gutted. Additionally, the original project design specs had minimal plans for the second floor. 

 

FACT 4

The projects 1st floor measured out at roughly 20,000 square feet and the 2nd  floor at 18,000 square feet.

 

FACT 5

Overall work scope was increased by 20% at a time when supply chain issues negatively affected most trades. In some cases, project supplies were ordered 8 months in advance, however because of supply shortages most project orders were significantly delayed or never received.  

 

FACT 6

Both phases of completion became extremely challenging because both floors were intertwined by scope.  Therefore, this required unique and creative structural engineering from the planning team at SGC.

 

FACT 7

Building systems are duplicated critical life and safety systems to meet Behavioral health hospital standards. All systems is supported by backups. The power is backed up by a building generator. The hot water supply is backed up by using two hot water tanks as opposed to one. Each of which could run the entire Hospital.  

 

FACT 8

Timeframe for the complete TRANSFORMATION into the new MiraCare Health Care facility was approximately 11 months not including demolition.
